DUBAI – Authorities across the United Arab Emirates are escalating crackdowns on illegally partitioned rooms in residential buildings, citing severe safety hazards and widespread violations of housing regulations. The intensified inspections by municipalities, land departments, and civil defense units aim to ensure public safety, particularly in densely populated areas.

Recent operations in Dubai, spearheaded by the Dubai Municipality in areas like Al Rigga, Al Muraqqabat, and Al Barsha, have resulted in numerous warnings and displacements. Concurrently, Abu Dhabi has also seen a focused crackdown targeting unlicensed rooms and illegal partitions. Officials emphasize that these modifications, which often involve constructing makeshift walls and converting spaces without proper permits, pose significant dangers.

The Dangers Posed by Illegal Partitions:

  • Fire Hazards: Makeshift partitions, often constructed from flammable materials, can quickly fuel fires. Overloaded electrical circuits due to multiple tenants sharing limited power outlets further exacerbate this risk.
  • Impeded Evacuation: Illegal modifications can block emergency exits, narrow corridors, and create confusing layouts, trapping residents during a fire or other emergencies.

Many were reportedly unaware of the illegality of their arrangements, having been misinformed by agents or landlords.

Authorities urge all residents, especially Filipino community members, to prioritize their safety and ensure their living arrangements comply with UAE laws. Residents are advised to:

  • Verify Legality: Always ensure that any rental agreement is through official channels and that the property adheres to all local housing regulations. Inquire with the relevant municipality or land department if in doubt.
  • Insist on Official Contracts: Demand a formal tenancy contract that is registered with the Ejari system in Dubai or the Tawtheeq system in Abu Dhabi. This registration is crucial for protecting tenant rights and verifying the legality of the rental.
  • Prioritize Safety Features: Be wary of accommodations that appear overcrowded, lack adequate natural light or ventilation, or show signs of suspicious internal modifications. Ensure proper emergency exits and fire safety equipment are available.
  • Report Violations: If illegal partitioning or unsafe living conditions are suspected, residents are encouraged to report them to the authorities. This action helps safeguard not only their own safety but also that of their neighbors and the wider community.
